That’s why, through our affiliated Accretiv team in the United States, we source, acquire, and manage stable, profitable commercial real estate in targeted states and cities. We love buildings that have long leases (WALTS) with stable credit tenants, especially in the Healthcare and Manufacturing space.
What We Have Learned in the Last Decade
Our strategy has evolved as we move away from syndicating single buildings for high-net-worth investors and have moved to assembling small portfolios of prize buildings that will enable us to accelerate value creation for our investors while at the same time mitigating the risk associated with being invested in a single building.
We see an exciting future in the next 3 to 5 years. Currently, capital is expensive, interest rates are stubbornly high, and buildings are discounted as a result. The broad consensus is that in the short to medium term, rates will drop off, compressing Cap Rates, resulting in resurgent capital growth. Commercial Real Estate is not a straight line, but follows a simple first-principle rule.

His journey has been driven by the desire to create value for everyone involved—from employees to customers. Martin is known for fostering a strong sense of community and trust in his ventures. He previously transformed a small startup into a thriving business with 4,000 employees and over 300,000 customers, which was eventually acquired by a listed entity.
Martin is well-qualified to lead an organisation, having completed the General Management Programme at Harvard Business School in 2012. His lifelong dream has been to create a business that not only offers profitable returns for investors but also makes a lasting impact on the lives of everyday people.
Justin Clarke
COO
Justin is an award-winning entrepreneur, mentor, investor, and innovator with a deep passion for real estate. From a background as a real estate developer, he co-founded the PrivateProperty portal in 1999, which grew from a garage-based operation into a leading internet marketplace for real estate. Under Justin’s leadership, the company attracted global investors, which enabled it to grow into a Pan-African network of classified portals. This network became Ringier One Africa Media, which was at the time Africa’s largest internet classifieds group.
His leadership earned him the EY World Entrepreneur Award in 2014 in the emerging category. His passion for real estate and technology continues to drive him to innovate in the real estate industry.
Louw Viljoen
Chief Financial Officer
Louw Viljoen brings over 30 years of experience as a Chartered Accountant to Accretiv. He began his career at SAIL Group as an investment manager and moved to a listed real estate group, MSP, in 2008. His extensive experience includes financial management, offshore asset management and portfolio management. Louw is a member of the SA Institute of Chartered Accountants, and his expertise helps to strengthen Accretiv’s financial strategies.
Machiel Lucas
Global Funding & Acquisitions Director
With over a decade of experience in deal flow, negotiations, sales, and operations, Machiel Lucas has been instrumental in managing over $400 million in deal-making in the medical office real estate sector. His extensive knowledge of project management, strategic planning, and contract management adds significant value to Accretiv. Currently, Machiel serves as the Global Funding and Acquisition Director at Accretiv. His engineering background underpins his meticulous and methodical approach to his work.
